Folsom is really two chimney markets in one city. Historic Folsom, near Sutter Street and the older grid below the dam, has genuine nineteenth and early twentieth century masonry that needs experienced hands. Everything built east and south of Highway 50 through the 1990s and 2000s, including Broadstone, Empire Ranch, and the newer Folsom Ranch developments, is overwhelmingly factory-built metal fireplaces venting through framed chases with sheet metal chase covers. Those two systems fail in completely different ways. Masonry fails at the crown and the mortar. Factory-built systems fail at the chase cover, which ponds water, rusts through at the seams, and quietly drips down inside the chase for years before anyone notices a stain on the ceiling.
